What does a social housing kitchen replacement include?
A kitchen replacement removes the old units, worktops, sink and appliances, then fits a new kitchen to the landlord's specification. Depending on the scope, that can include gas alterations, new flooring, tiling, extraction and redecoration. We work to your specification and component lists, whether it's a single property or a planned programme across a whole estate.

Why landlords replace kitchens
Most of the kitchen work we price comes from one of these:
The kitchen has reached the end of its life under the Decent Homes Standard
A stock condition survey has flagged it as poor or unsafe
Tenant complaints or disrepair claims about the existing kitchen
The layout or space no longer meets the resident's needs
An empty property needs a new kitchen before it can be re-let
Why housing providers choose us
Here's what you get when we deliver your kitchen programme:
One contractor for strip-out, joinery, gas, tiling and making good
Gas Safe registered engineers for every disconnection and reconnection
A named point of contact for each programme, so you're never chasing updates
Floor protection and dust control to protect residents' homes
Retrofit expertise in-house, so kitchens can be combined with energy upgrades
Survey and specification
We survey the kitchen, measure up and confirm the specification and any resident needs with you before work is booked in.
Installation
We agree access with the resident, strip out the old kitchen and fit the new one, usually within [Pete to confirm] working days on site.
Sign-off and handover
We snag the work, complete gas safety and compliance paperwork, and hand over with photos and completion records for your files.

Northern Retrofit put in high-quality cavity wall insulation for me as a private customer. Their survey was very thorough and the quote was very competitive. The install went perfectly, even though there was some tricky areas on my house, and the team answered all my questions.

Do you work in occupied homes?
Yes. Most planned kitchen replacements happen with the resident at home. We agree access in advance, protect floors and furnishings, and keep the kitchen out of action for as short a time as possible.
Can you work to our specification and suppliers?
Yes. We install to your specification and component lists, including framework or nominated suppliers where you use them.
How often should a social housing kitchen be replaced?
Under the current Decent Homes Standard, a kitchen is generally treated as due for replacement at 20 years old, although its condition, layout and space also count. Many landlords plan replacements from stock condition data rather than age alone.
Do you work for main contractors?
Yes. We work directly for councils and housing associations, and as a delivery partner to tier one contractors on larger programmes.
What areas do you cover?
We cover the North East, North West, Yorkshire and the Humber, the East and West Midlands, the East of England and Wales, from our head offices in Beverley and Warrington.
Can building works be combined with energy upgrades?
Yes. Because we also deliver insulation, heat pumps and solar, we can plan internal works and retrofit measures in the same home together. That means less disruption for residents and one mobilisation instead of two.
