What does a social housing bathroom replacement include?
A bathroom replacement removes the old suite and fits a new bath or shower, toilet, basin and fittings to the landlord's specification. Most jobs also include new flooring, tiling or wall panels, and mechanical extraction to control condensation. Where a resident needs level access, we can deliver a wetroom adaptation instead.

Why landlords replace bathrooms
Bathroom replacements usually come from one of these:
The bathroom has reached the end of its life under the Decent Homes Standard
Condensation, damp or mould caused by poor ventilation
Leaks, failed seals or tenant complaints about the existing suite
A resident's needs have changed and the bathroom no longer works for them
An empty property needs a new bathroom before it can be re-let
Why housing providers choose us
Here's what you get when we deliver your bathroom programme:
One contractor for strip-out, plumbing, tiling, flooring and making good
Extraction fitted or upgraded to tackle condensation at source
Wetroom and accessible bathroom adaptations from the same team
A named point of contact for each programme, so you're never chasing updates
Floor protection and dust control to protect residents' homes
Survey and specification
We survey the bathroom, confirm the specification and note any access or resident needs before work is booked in.
Installation
We strip out the old suite and fit the new bathroom, keeping the room out of action for as short a time as possible, usually [Pete to confirm] working days on site.
Sign-off and handover
We snag the work, complete compliance checks and hand over with photos and completion records for your files.

Do you work in occupied homes?
Yes. We agree access with the resident in advance and plan the works so they're without a working bathroom for as little time as possible.
Can you fit a wetroom instead of a standard bathroom?
Yes. Where a resident needs level access, we deliver full wetroom adaptations with a shower tray, wetroom flooring, accessible sanitaryware and grab rails.
Do you fit extraction as part of the work?
Yes. We can fit or upgrade mechanical extraction as part of the replacement, which helps control condensation and reduces the risk of damp and mould.
How often should a social housing bathroom be replaced?
Under the current Decent Homes Standard, a bathroom is generally treated as due for replacement at 30 years old, alongside its condition and layout. Many landlords plan replacements from stock condition data rather than age alone.
Can you work to our specification and suppliers?
Yes. We install to your specification and component lists, including framework or nominated suppliers where you use them.
What areas do you cover?
We cover the North East, North West, Yorkshire and the Humber, the East and West Midlands, the East of England and Wales, from our head offices in Beverley and Warrington.
